The case for and against

Updated Oct 18, 2026

Bull case

Lennar is supported by a scaled, high-volume model that emphasizes “Everything Included,” standardized Core Plans, even-flow production, and dynamic pricing, which together help it manage cycle times, control construction costs, and defend market share in a difficult housing environment. The company’s breadth across ~50 markets, top-three positioning in over 40 markets, and diversified exposure to homebuilding, financial services, multifamily construction, and technology investments provide multiple avenues for growth and resilience, while 18% of homes built in 2022 being ENERGY STAR certified shows strategic adaptation to sustainability demands. Although second quarter of 2026 home sales revenue fell 2% to $7.6 billion and gross margin compressed to 15.6%, Lennar’s 20,519 deliveries, land-light efficiency, and expected 82,500 full-year deliveries indicate durable operating leverage that can benefit from stronger demand and margin recovery.

Bear case

Lennar is facing a weaker fundamental backdrop because demand remains challenged, with FY'26 orders expected at 80.7k units, deliveries cut to about 80.5k-82.0k, and pricing pressure still evident as ASPs decline and incentives remain elevated. Margins are compressing as gross margin is modeled at 15.5% in FY'26 and 15.2% in FY'27, while SG&A rises to 11.6% and ROTE slips to 6.3%/5.7%, signaling poor earnings leverage and limited return support. The outlook is further hurt by tougher resale competition, rate and affordability headwinds, higher land inventory/deposits, and challenged free cash flow, which together raise concerns about future earnings quality and valuation.
