The case for and against

Updated Oct 18, 2026

Bull case

LTC Properties is viewed favorably because its accelerated shift toward a SHOP-focused REIT should improve earnings quality, diversify away from lower-growth net lease exposure, and better capture industry tailwinds from rising occupancy and a healthy revPOR-expPOR spread. Management has also executed well on capital recycling, with $566 million of SHOP investments completed in 3Q26 and $464 million of sales and repayments, supporting the path to 50% SHOP concentration by YE26 and potentially ~75% by YE28. With the core SHOP portfolio expected to deliver about 14% organic growth in 2026 and low- to mid-teens growth thereafter, the company appears positioned for stronger AFFO expansion and multiple support as the transition matures.

Bear case

LTC Properties is facing a negative fundamental setup because its newly formed SHOP platform may deliver only modest growth after capex, while management may need more aggressive execution to support the operating platform. The outlook is further constrained by the SNF industry's reliance on Medicare and Medicaid, making operators vulnerable to reimbursement cuts, tighter regulation, and weaker profitability, while tenant disruptions have already caused rent disruption and could recur. With earnings potentially drifting 5%-10% below estimates and a valuation multiple that could contract to about 11x, the company also faces a cost-of-capital challenge that could limit new investment activity.
