The case for and against

Updated Oct 15, 2026

Bull case

Americold Realty Trust is positioned favorably because it delivered healthy 2Q26 and 1Q26 updates with stronger operating trends, solid progress on stated objectives, and a new JV that could help de-lever the balance sheet. Its large completed development pipeline offers meaningful external growth potential, while a quicker recovery in consumer demand could stabilize same-store NOI, improve occupancy, and support modest rate increases. The company’s scale in temperature-controlled logistics, plus sustainability initiatives and the 2022 handling of 96 billion pounds of food, reinforce a durable long-term franchise with improving AFFO prospects.

Bear case

Americold Realty Trust is facing a pressured near-term outlook because its core earnings are expected to decline 9.3% in 2026 and 11.0% in 2026 before only modestly recovering in 2027 and 2028, reflecting weak operating leverage in its temperature-controlled warehouse platform. Although management has benefited from better occupancy, throughput, and rates, those gains are partly offset by AFFO dilution from the $1.3 billion JV with EQT and the need to rely on non-core asset sales such as $29 million in 2Q26 and another 15 facilities under review. The bearish view is further supported by uncertain consumer demand, possible food price inflation that could pressure volumes, and competitive risks from new PRW operators, automation, and past cybersecurity disruptions.
