The case for and against

Updated Oct 17, 2026

Bull case

Camden Prop Trust is viewed favorably because its low-levered balance sheet, strong development capabilities, and attractive relative valuation provide both defensive resilience and offensive optionality despite heavy supply in its markets. Management’s reiterated 2026 core FFO/sh guidance of $6.60-$6.90, improved April occupancy to 95.4%, and the on-track California sale support capital recycling and balance-sheet flexibility, while share repurchases at a 6.4% FFO yield highlight confidence in the NAV discount. Even with a projected 2026 normalized FFO decline, the outlook improves thereafter, and demand fundamentals remain strong as supply is absorbed in key Sun Belt markets.

Bear case

Camden Prop Trust is facing a negative outlook because higher interest rates are pressuring earnings growth through more dilutive refinancing, weaker acquisition spreads, and tougher development economics, while rising cap rates could also compress portfolio values. Although 2026 FFO is expected to be about $6.05 to $6.11 per share and normalized FFO about $6.70 to $6.73 per share, 2027 expectations are being trimmed to $6.76 to $6.85 per share, with only 0.1% SSNOI growth, reflecting 1.2% to 1.4% revenue growth against 3.2% to 3.6% expense growth. The shares also face demand risk in key markets like Washington DC and Houston, potential move-outs if mortgage rates decline, and execution risk from a large development pipeline that could be hurt by delays, cost overruns, or lease-up setbacks.
