The case for and against

Updated Oct 15, 2026

Bull case

CoStar Group is viewed positively because its commercial core remains a high-quality, subscription-driven franchise with over 95% subscription revenue, 90% renewal rates, and strong booking momentum, including $337 million of CoStar Suite revenue and 24% net new bookings growth. The company’s proprietary data moat, AI-enabled product development, and expanding international and ancillary offerings support durable growth even in weaker markets, while residential platforms such as Homes.com and Apartments.com are scaling with 32.5% residential revenue growth and Homes.com up 66%. Financially, improving operating leverage and reduced Homes.com investment should drive margin expansion, with management targeting 26% EBITDA margins in 2028 and 35% by 2030, alongside continued share repurchases and accretive expansion through Zonda.

Bear case

CoStar Group is viewed negatively because its heavy investment in Homes.com and other residential initiatives may fail to generate sufficient growth, creating margin pressure without a corresponding improvement in the outlook. Soft commercial real estate transactions, cyclical end-market weakness, and rising competition could slow bookings and increase cancellations, while the company still must defend its core data franchise against lower-priced “good enough” alternatives and aggressive rivals in Apartments.com and Homes.com. Although CoStar had $1.3 billion in cash, $1.2 billion in debt, and a 2.2x current ratio as of March 31, 2026, the market may still punish the stock if GAAP EPS of $0.61 in 2026 and $1.02 in 2027 falls short of expectations.
