The case for and against

Updated Oct 14, 2026

Bull case

Curbline Properties is supported by a defensive, capital-light model in convenience shopping centers that produces resilient rental income, strong leasing demand, and limited exposure to discretionary tenants. Its 1Q26 results showed 4.8% SSNOI growth, a 96.3% leased rate, nearly 8% blended cash leasing spreads, and capex at just 6.3% of NOI, while an ~$8M SNO pipeline adds about 5.6% embedded growth and helps drive 2026 and 2027 visibility. The balance sheet is a key advantage, with a net cash position on a pro forma basis and roughly $371M of proceeds expected from unsettled forward equity, supporting the raised ~$850M acquisition target and widening investment spreads that can compound AFFO growth.

Bear case

Curbline Properties is exposed to a weak consumer spending backdrop that can pressure retail property fundamentals and impair tenant demand, making rent growth and occupancy less durable. Its acquisition engine also faces risk because the company needs to buy assets at accretive spreads, yet low-6% acquisition yields and persistent competition could limit meaningful spread expansion near term. Even with a fragmented private market and a differentiated sourcing process, failure to lease space at attractive rents or execute profitable acquisitions would leave cash flow growth vulnerable and undermine the stock’s downside case.
