The case for and against

Updated Oct 14, 2026

Bull case

EastGroup Properties is supported by a high-quality Sun Belt industrial portfolio with shallow-bay assets, strong embedded rent bumps of 2.5%–3.0%, and powerful secular demand from e-commerce, supply-chain modernization, near-shoring, and data-center related activity. Its outlook is reinforced by resilient development leasing, including roughly 685ksf of YTD leasing and 20% cash re-leasing spreads, while management’s decision to raise FY26 development starts to $265 million signals confidence in market recovery and future accretion. The company also stands out for one of the lowest levered balance sheets in the REIT universe, ample flexibility to fund growth, and FFO estimates around $9.60–$9.61 per share in 2026 and $10.25 per share in 2027.

Bear case

EastGroup Properties is facing a cautious outlook because expected 2027 FFO was lowered to $10.23 per share from $10.25, slightly below consensus, while growth is only projected at 7.0% in 2026 and 6.5% in 2027. Its valuation at 27.6x 2026 AFFO remains rich relative to peers at 28.2x, leaving limited room for disappointment if leasing slows, tenant credit weakens, or industrial demand softens. Although leverage is healthy at 3.0x net debt to EBITDA, risks from tariffs, oversupply, and weaker consumption could pressure fundamentals before the company’s long-term target of 4.5x or lower is reached.
