The case for and against

Updated Oct 16, 2026

Bull case

Essex Property Trust is viewed favorably because its 1Q26 core FFO of $4.06 per share beat both the estimate and the Street, while revenues ran ahead of plan and expenses were lower than expected. The company’s conservatism appears to have masked stronger underlying leasing momentum, with 1Q26 spreads in line using the old method and April showing a sizable jump, supporting expectations for higher 2Q26 guidance. Its best-in-class West Coast portfolio, especially NorCal, is benefiting from a regional recovery, and structured finance headwinds should fade after 2026 as the remaining post-2026 maturities are resolved.

Bear case

Essex Property Trust is facing a cautious outlook because its West Coast apartment portfolio is highly exposed to macroeconomic weakness, where slower employment and wage growth, weaker household formation, and affordability pressure can erode rental demand and pricing power. Its large Los Angeles footprint adds further risk, as the market has been slow to recover from the pandemic and still faces uncertainty tied to the movie business and natural disasters, while excess housing inventories could weigh on fundamentals and asset values. Environmental compliance also appears increasingly difficult, since the company has already captured the easier efficiency gains and now must manage reductions that depend heavily on residents’ behavior across 258 communities and over 62,000 units.
