The case for and against

Updated Oct 15, 2026

Bull case

Netstreit is supported by a portfolio concentrated in investment-grade tenants, which account for more than 60% of ABR, giving the company a resilient rent base tied to necessity-driven retail categories such as drug stores, grocers, home improvement, and auto parts. Its small but newly assembled and pruned asset base creates room for outsized FFO per share growth, with estimates implying 2026 FFO of $1.34 per share and FAD of $1.39 per share, followed by 2027 FAD of $1.45 per share. The outlook is further strengthened by a management team with prior public-company experience and by expected acquisition volume of $719 million in 2026 and $740 million in 2027, which should support steady FAD growth and improving scale.

Bear case

Netstreit is vulnerable because its valuation and growth case depend on achieving a 16.0x multiple on 2027 AFFO of $1.47, leaving limited room for disappointment if fundamentals weaken. The outlook is pressured by macro risks such as a prolonged downturn or recession, interest rate volatility, and continued weakness in mortgage-backed securities and commercial real estate fundamentals, any of which could impair its access to capital and acquisition returns. In addition, relatively high tenant concentration raises exposure to bankruptcies, vacancies, rent abatements, and rent deferrals, while further G&A expansion could erode profitability and undercut accretive growth.
