The case for and against

Updated Oct 14, 2026

Bull case

  • Terreno Realty is supported by an extremely infill industrial platform across six coastal markets, where improving demand, 28% cash releasing spreads, 97.6% occupancy, and 7.1% year-over-year cash SSNOI growth in 2Q26 point to strong internal operating momentum.
  • Its outlook is further strengthened by management’s disciplined capital allocation, including $274 million of completed acquisitions, $90 million under contract, and a focus on long-term NAV creation rather than short-term FFO accretion, with consensus NAV up about 15% since 9/30/25.
  • Even though the stock trades at a premium valuation near 36.1x 2026 AFFO and about 6% above consensus NAV, that premium is justified by high-quality infill assets, favorable leasing prospects, and irreplaceable holdings like 280 Richards Street that can compound value over time.

Bear case

Terreno Realty is facing a weak fundamental setup because key markets like East of 405 in Southern California and Seattle’s Kent Valley remain challenged, with the broader SoCal backdrop still “a questionmark” and Seattle not having recovered from the post-COVID slowdown. These conditions make it a poor time to monetize remaining assets, while also raising the risk that industrial fundamentals soften further across the portfolio. The outlook is further pressured by execution risks on acquisitions and developments, plus the possibility of a large tenant loss, higher vacancy, or lower growth expectations for TRNO’s portfolio and the industrial sector more broadly.
