The case for and against

Updated Oct 21, 2026

Bull case

Weyerhaeuser is supported by improving lumber realizations, with QTD prices up $65/mbf through mid-June and composite pricing still gaining, which should lift Wood Products margins despite ~$20M of unfavorable variance from lower volumes and higher transportation costs. Its Timberlands and Real Estate assets add balance, as higher Western log prices and stronger Strategic Land Solutions contributions can offset cyclicality and create upside to segment EBITDA, including a full-year estimate of $1.16B versus $1.14B consensus. The company’s REIT structure also preserves tax advantages on timber harvest earnings, while its attractive discount to NAV and ability to reduce leverage as profitability improves strengthen the fundamental case.

Bear case

Weyerhaeuser is facing a deteriorating fundamental setup as its Wood Products outlook was cut by about $20M, driven by transportation constraints that reduced sales and production volumes while lifting per-unit costs. Management’s more cautious stance on lumber and OSB realizations, combined with lower Timberlands profitability and higher unallocated expense, led to a 5% reduction in EPS to $0.37 and a 2% cut in EBITDA to $1.21B. The company remains exposed to cyclical end-market demand, commodity price volatility, timber supply swings, and REIT compliance risk, all of which can pressure earnings and cash flow.
