The case for and against

Updated Oct 14, 2026

Bull case

Rithm Capital is supported by a diversified mix of mortgage origination and servicing, asset management, transitional lending, and investment portfolio businesses that produce multiple earnings drivers across rate environments. NewRez remains a strong anchor, delivering a 19% annualized operating ROE in 1Q26 with $16.9B of pull-through adjusted lock volume and a quarterly dividend of $0.25 per share covered more than 2x by 1Q26 EAD of $0.51 per share, while Asset Management has $59B of AUM and Crestline and Sculptor add scale and fee growth. The company also appears well positioned for longer-term upside through Genesia’s 80% year-over-year funded volume growth, Elecor’s improving office occupancy, and a valuation that trades at 73% of book value with an 11.1% dividend yield and a strong history of book value stability.

Bear case

Rithm Capital is viewed negatively because its earnings and portfolio value are heavily exposed to third-party servicers, mortgage credit deterioration, and a shrinking pool of “legacy” assets, making future growth harder to source without taking on different and potentially riskier exposures. Although 1Q26 EAD of $0.51 per share covered the $0.25 dividend and origination volume rose 31.4% year over year, sustainability depends on continuing to reinvest at above a 15% ROE while managing prepayment pressure, MSR valuation risk, and funding sensitivity. The company’s substantial leverage, dependence on capital markets, and vulnerability to widening mortgage spreads, illiquid assets, and regulatory changes create meaningful downside risk to net asset value and dividend durability.
