The case for and against

Updated Oct 15, 2026

Bull case

Welltower is well positioned to outperform because its diversified healthcare portfolio of 2,950 properties across senior housing, medical office, and skilled nursing/postacute care pairs scale with strong fundamentals in a fragmented market. Its Canadian clinic platform, led by ~275 outpatient clinics and supported by double-digit growth, margin expansion, and a robust M&A pipeline, should keep driving accretive revenue while U.S. asset monetizations simplify the story, reduce leverage, and fund additional buybacks and expansion. With WELLSTAR’s Rule of 40+ performance, AI-enabled efficiency gains, and the planned focus on Canada, investors should increasingly value its durable organic growth and capital-efficient consolidation strategy.

Bear case

Welltower is viewed negatively because its growth thesis depends heavily on active M&A, yet slower clinic deal activity, higher acquisition valuations, and integration failures could prevent the company from backfilling CRH’s contribution to Adj. EBITDA and FCF. The company also faces meaningful regulatory, reimbursement, and capital-market risk, while a tightened financing environment could limit near-term investment activity and leave margins flat or declining despite its 0.9x EV/Revenue and 8.0x EV/EBITDA trading multiples versus higher peer levels. In addition, the stock appears to already discount significant growth, so any moderation in SHOP recovery, underwriting missteps, or lack of monetization from U.S. assets could compress valuation further.
